1月百城房价继续上涨,深圳新房房价一年涨价45%  深圳鸟瞰图。 视觉中国 资料  2016年新年首月,百城住宅均价继续上涨。  据中国指数研究院2月1日发布的百城价格指数,2016年1月份,全国100个城市(新建)住宅平均价格为11026元 平方米,环比(与上月相比)上涨0.42%,涨幅较2015年12月份收窄0.32个百分点。  自去年5月份房价止跌回升后,百城住宅均价已经连续九个月出现环比上涨。整体来看,1月百城价格指数环比、同比继续双涨,但环比涨幅有所放缓,同比涨幅继续扩大。  从涨跌城市个数看,60个城市环比上涨,39个城市环比下跌,1个城市持平。  新建住宅价格环比上涨的60个城市中,涨幅居前十位的城市依次是:惠州、深圳、东莞、中山、汕头、赣州、珠海、江阴、南宁、南京。  数据显示,2016年1月,北京、上海、深圳等十大城市新建住宅均价为20736元 平方米,环比上涨0.54%,涨幅较上月收窄0.60个百分点。其中深圳上涨5.24%,仍居首位;广州新建住宅价格环比上涨0.59%;上海的数据则显示为上涨0.34%;北京上涨0.30%。  按照中国指数研究院的统计,新建住宅价格环比跌幅居前十位的城市依次是:湛江、鄂尔多斯、吉林、三亚、福州、长沙、长春、宜昌、常州、泰州。  同比来看,2016年1月,新建住宅价格同比2015年1月上涨的城市个数为40个,较上月减少3个。其中,深圳上涨44.98%,居首位,涨幅较上月扩大6.33个百分点。  另外,2016年1月,新建住宅价格同比2015年1月下跌的城市个数为60个,较上月增加3个。其中,福州下跌11.72%,跌幅最大。  数据显示,上海、北京等十大城市新建住宅价格同比上涨9.19%,涨幅较上月收窄0.06个百分点。十大城市中,重庆(主城区)、成都、广州同比下跌,其余七个城市上涨,其中深圳上涨44.98%,涨幅持续扩大;武汉、上海分别上涨16.62%和14.82%。  中国指数研究院认为,新年首月楼市进入盘整期,房企放缓推盘节奏,供给端略有回落;需求方面则整体表现平稳,各级城市之间分化持续,一线城市成交上升,三线城市有所下降。  中国房地产住宅研究会副会长顾云昌认为,分化是现在楼市的主要情况,城市间存在很大的差异,各地方的库存情况也不一样。过去一年多一线城市的房价并没有跌,而是稳步上涨,但是一些库存比较严重的地方楼市就有很大的负担。  可以看到,鼓励新市民需求已经成为房地产政策的主要着力点。2015年年底召开的中央经济工作会议提出要加快农民工市民化,扩大有效需求,打通供需通道,消化库存,稳定房地产市场。2015年1月22日,国务院总理李克强在主持召开国务院常务会议时提出要加快推进新型城镇化,放宽农业转移人口落户条件,完善土地、城镇住房等制度,为“新市民”更好融入“新城镇”创造条件。  另一方面,建立购租并举的住房制度也是去库存的重要举措。多地两会提出要大力发展住房租赁市场,通过发展住房租赁规模化经营,有利于降低消费者入市成本和购房压力。  业内人士认为,上述措施主要就是针对部分三四线城市。  中国指数研究院报告认为,2月春节将至,楼市进入传统淡季,房企推盘动力不足,市场表现较为平稳;预计春节假期过后房企将加大供应,市场需求也将逐步释放。价格方面,百城价格整体将保持稳中有涨,部分热点城市仍可能出现较大涨幅。更多精彩内容欢迎搜索关注微信公众号:腾讯财经(financeapp)。相关的主题文章:
